Arsenal football club has more than doubled the cost of buildings insurance for teachers, nurses and other key workers who are leaseholders in a block of flats with flammable insulation.

The Premier League team, which is the freehold owner of the shared-ownership development on Queensland Road near the Emirates stadium in north London, last month increased the cost of the cover by 107 per cent to an average of £674 a year for each flat.

Residents of the building, which is supposed to provide “affordable” housing, say they are struggling to pay the increase, which takes their total annual service charge to more than £2,000 a year on average.

They are already facing huge uncertainty as their building has been deemed in need of urgent remedial work after it was identified as having flammable insulation during safety checks following the Grenfell disaster.

Inspectors also discovered that the original developer, Kier, failed to install fire cavity barriers in the walls when the flats were built in 2014, even though they would have been required at that time to meet building regulations.

Residents say the latest estimates suggest that repairs will cost about £8 million or about £64,000 per flat.

Kier has so far refused to accept liability for fixing the issues and Newlon, the leaseholders’ housing association, has applied to the government’s Building Safety Fund to help pay for repairs. However, there is no clarity yet on whether the government scheme will help because it is likely to be over subscribed.
