West Ham apparently have a 1 year extension option, why aren't they taking up the option? Does Rice have to agree as well?

Depends on the contract but I would suspect not - otherwise why have it

Indeed, that was what I thought but then I don't understand the panic and everyone saying he only has 1 year left, when he actually has 2 :shrug:

I'd imagine the option includes a few million signing on fee. Wouldn't be much point doing that if a verbal agreement has been agreed to leave in the summer behind closed doors.
