Looking for advice on:

1. How not to be terrified.
2. How not to find a variety of seemingly damning faults with every property seen.
3. How to make the sellers cry uncle asap during negotiation.
4. For Americans -- how to make sure your buyer's agent is really going to bat for you, despite the fact that his incentives are skewed, given that he gets 3% of the sale price.
5. Help!

If it is a % of the sale, then the agent is in fact being paid by the sellers and is legally obligated to represent their interests ahead of yours.

The key to any negotiation is to be able to walk awayy. As soon as you can't, you've lost. It's A house till you buy it, your HOME only after you buy it.

Use the fact that realtors only get paid when it sells, and no incentive to sell early rather than late, so they'd rather sell early pocket the money and move on to the next sale. For them it's about volume. So bid low and let the realtors work for you. How likely are they to to tell the seller to hold off? Instead it will be a negotiation and once you start low, then you have more room to work with.

As for the faults...just get a reputable inspector to crawl over the place. Beyond that it's just life imo.
