Say, knock down a wall or two, refit the kitchen and bathroom, extend into the loft with en-suite bedroom, strip and repaint entire house, put down carpets.

Can you do all that for 30k, or no chance?

full size on average semi detached between 20-30k
Family bathroom rip out and start from scratch approx 6k, same for kitchen +appliances.Depending on finish choices can go up to 20k easy
Strip and paint no idea but would guess at 5k for whole house.

Can be done cheaper with right mates and lower end fittings

Kitchen will cost between £10k - £20k. strip and repaint the house will be £2K - £4k.

All in all you are looking at £40K - £45k if you do your homework correctly.

Coming when you extend on a house. So forget about the extension. That will use most if not all of your budget.

Most of what you describe you can do yourself anyway. Tiling, laying floors, fitting a kitchen. B&Q wouldn't exist if people weren't doing all that **** themselves.

yourself. You're not a history graduate. Leave it to the pros in that field, who do it for living and all the time. Hire the right people and they'll be able to do a far better job than a have-a-go Joe.
